Using SEM to Engage Multifamily

THE NEED

Having experienced high customer satisfaction and measurable energy savings using Strategic Energy Management (SEM) in the commercial building space, Puget Sound Energy (PSE) wanted to apply the same engagement, education, behavior, planning and tracking strategies to their multifamily market.

OUR APPROACH

Milepost partnered with O’Brien & Co to help PSE engage 15 multifamily properties to participate in an SEM pilot with the goals of 1) engaging a hard-to-reach market in low- and no-cost energy saving activities, and 2) achieving 5% energy savings over one year. Participants included low-income, senior and market-rate properties. Key strategies included energy benchmarking; education for residents; training, education and data visualization for property management and staff; and facilitating participation in energy saving upgrades through existing PSE offers.

THE RESULT

While the program is still in its first year, the project team has already seen greater management, staff, and resident engagement in energy saving activities such as Energy Fairs, Operations & Maintenance Workshops and property-wide Energy Competitions.
